Investment Criteria
Brownfield Partners is actively seeking new investment opportunities in current or former industrial, manufacturing, or commercial facilities and land in prime, land-constrained markets across the nation. Brownfield Partners seeks investment in properties where actual or perceived environmental complexity leads to discounted purchase prices and the opportunity for attractive returns by completing cleanup, repositioning, and resale of the asset.
Investments should meet the following guidelines:
Geographic Focus
Properties should be located in prime land-constrained markets across the nation.
Asset Class
Current or former industrial, manufacturing, or commercial facilities and land. Brownfield Partners will complete facility closure and demolition activities as necessary. Product upon redevelopment is a function of highest and best use and may vary from single family residential to industrial.
Transaction Size
Minimum investments are $1 million to $15 million (inclusive of cleanup costs); however, Brownfield Partners will consider transactions outside of this range that are compelling investments.
Transaction Structure
Acquisition of the property in its “as-is” condition. General terms of the purchase agreement will include Brownfield Partners assumption of the obligation to complete site remediation and assumption of the environmental liability of the seller post closing.
Hold Period
Brownfield Partners targets opportunistic returns generated over a 1 to 3 year time horizon, with a substantial focus on generating a high multiple of capital. Brownfield Partners will consider longer term transactions that fit its overall investment strategy.
All Cash
Brownfield Partners buys on an all-cash basis. Brownfield Partners will also consider acquisitions with existing assumable mortgages.
Proven Sponsorship
Brownfield Partners seeks to invest with joint venture development partners that have a proven track record in the target market and asset class.
Submissions
Submissions should include:
- Asking price
- Physical description
- Site plan/survey
- Photographs/maps
- Environmental Studies
- Detail rent rolls and operating statements for operating properties.
