represents a unique redevelopment opportunity. The 90-acre property is one of the last direct freeway frontage sites available for development in this area. The site’s superior location at the intersection of Interstate 15 and
Magnolia Avenue
provides extensive highway frontage and is less than one mile from one of most significant Freeway Intersections in
Southern California
- I-15 and I-91. The property, which is owned by the City of
Corona
, was operated by
Riverside
County
as a sanitary landfill from 1951 to 1986, and was closed in 1991.
Brownfield Partners, through one of its affiliated entities, is acting as master developer for this significant brownfield redevelopment opportunity. The mixed-use development will include a hotel, a banquet hall, office, retail, entertainment, auto sales and industrial uses. Given its excellent freeway frontage and access, the Corona Landfill site is ideally suited for various major, tax-revenue generating tenants. The site plan is designed to maximize these major tenants and their highway visibility while minimizing the need for costly piling. Brownfield Partners is working closely with the City and has municipal support to transform this site into a tax generator instead of a continuing cost center. Brownfield Partners’ master plan is also a key piece in the City’s redevelopment plan for the surrounding neighborhood. The effort to transform this 90-acre site, thereby realizing the City’s and Brownfield Partners’ vision, will require Brownfied Partners to re-entitle the project and transfer liabilities to a long-term funded and insured vehicle.
