Brownfield Partners has partnered with housing developer Carma Colorado, Inc. to facilitate the redevelopment of the Mid Town at Clear Creek project on a 180 acre parcel of land located just north of

Colorado
, in
Unincorporated
Adams
County
. The site was previously owned by United Technologies Corporation (UTC) and was the location of a 400,000 square foot Hamilton Sundstrand manufacturing facility. The site was undergoing environmental remediation for numerous problems including soil and groundwater contamination of various constituents including volatile organic compounds (VOCs), light non-aqueous phase liquid (LNAPL), and polychlorinated biphenyls (PCBs). UTC engaged a third party environmental engineering firm to complete the remediation under a guaranteed fixed price contract with environmental insurance protection. As part of the disposition of the property, Brownfield Partners was engaged as a partner to the take-out land developer, Carma Colorado, Inc.
Brownfield Partners held several integral roles in the project. First, Brownfield Partners provided advisory services to the developer including owner representation to the environmental engineering firm, third party oversight of remediation process, analysis and recommendations on vapor intrusion mitigation, coordination with local and state regulatory agencies, and coordination between development planning and remediation planning. Additionally, through one of its affiliated entities, Brownfield Property Investors, the firm assumed title of the 43 acre parcel with the source of contamination, requiring management of the demolition of the manufacturing facilities, including regulatory closure, and restoration of the parcel which shall become a park for the existing and newly developed neighborhoods.
When complete, Mid Town at Clear Creek will have approximately 1,200 residential units including single family, town homes, and multi-family units, along with mixed use commercial space. Its location as an infill project will be enhanced even greater by new public transportation systems including light rail on the southern boundary and rapid bus transit directly to the north.
